Mold inspection and testing

A mold inspection looks for moisture problems and mold growth you can’t see. Testing takes air or surface samples for a lab. If you can already see mold, the EPA says sampling is unnecessary in most cases, so removal can start without it.

When is a mold inspection worth it?

  • You smell a musty odor but can’t find the source.
  • There was a leak or flood and you want to know if moisture spread into walls or floors.
  • You are buying or selling a home and want a moisture check.
  • You want to confirm a removal job is finished before walls are closed up.

Do I need mold testing?

Often not. The CDC does not recommend routine mold testing, and it says you don’t need to know the type of mold before removing it. The EPA says sampling is unnecessary in most cases where mold is visible.

Testing can still help in specific situations. Surface sampling can confirm an area was cleaned well, and the EPA says it should be done by experienced professionals. There are no federal limits for mold in homes, so results can’t show legal compliance.

Inspection, testing and removal compared

ServiceWhat it answersWhen it fits
InspectionWhere is the moisture and how far has mold spread?Odors, hidden leaks, after water damage
TestingWhat do air or surface samples show?Post-removal checks, special cases
RemovalHow do we get rid of it and stop it returning?Visible mold, confirmed growth
Based on EPA and CDC guidance.

Should the inspector also do the removal?

Ask about it. Some property owners prefer an independent assessor who doesn’t profit from the removal job. If one company does both, ask how they keep the inspection objective.

How do I check a mold company in Pennsylvania?

Most home improvement contractors in Pennsylvania must register with the Office of Attorney General. The rule applies to contractors who do $5,000 or more of home improvement work a year.

  • The registration number appears as “PA” plus a number on contracts, estimates and ads.
  • You can check a registration by calling the Attorney General at 1-888-520-6680.
  • Registration is not an endorsement or a quality rating.
  • Contracts must be in writing, with the price, start and finish dates, a description of the work and your cancellation rights.

Will insurance cover it?

It depends on your policy and the cause. Many policies limit or exclude mold, and some cover mold that results from a sudden covered water loss. Check the mold and water sections of your policy and ask your agent.

For problems with how an insurer handles a claim, contact the Pennsylvania Insurance Department at 1-877-881-6388.

How getting help works

Questions to ask the company that comes out

  • What is your Pennsylvania Home Improvement Contractor (HIC) registration number?
  • Which mold certifications does your crew hold, such as IICRC AMRT or ACAC?
  • Will I get a written scope covering containment, HEPA filtration and how the moisture source gets fixed?
  • Is the inspection or testing done by an independent assessor, separate from the company doing the removal?
  • How will you confirm the job is finished? Ask about post-remediation verification or clearance testing.
  • Can you send a certificate of insurance and your warranty terms in writing?

Mold inspection questions

Is mold testing required before removal?

No. The EPA says sampling is unnecessary in most cases where mold is visible, and the CDC does not recommend routine testing.

What does a mold inspection look for?

Signs of moisture, leaks, condensation and mold growth, including in hidden areas such as behind walls or under floors.

Can testing tell me if mold will make me sick?

No. The CDC says health effects differ by person and sampling can’t predict them. Talk to a health professional about symptoms.
